Application Requirements
Welcome to Office Space Atlanta! To secure a space, we require that the business owner completes a background screening and application. Here are some important details:

$100 application fee (nonrefundable)

No evictions or felonies within the past 5 years accepted.

Applicants must be the owner of the business.

Please be prepared to upload your Government ID, LLC Documentation, & EIN Documentation (Tax ID Number).

Submission of the application does not secure a specific unit.

Security deposit is based on background check results, with a minimum of one month's rent required for standard approval.

NO MUSIC/RECORDING STUDIOS OR EVENT SPACES ALLOWED.

General Property Information
Minimum Lease Term: 2 years
On-Time Rental Payments: Payment is due in FULL by the 1st of each month via our Rent Café app. Tenant payments that result in insufficient funds/returned payment will be charged a returned payment fee in addition to the late fee.
Late Fee: 1st late fee applied after 5pm on the 5th of the month. 2nd late fee applied after 5pm on the 9th of the month, if applicable. We will NOT accept partial payments.
Lockouts: Tenants who lose their office key will have to hire a private locksmith at their own expense.
No Smoking: No smoking inside the building or within 25 feet of entry doors.
Maintenance: Please report landlord responsible maintenance issues in writing via Rent Café app.
Parking: Only operable, registered vehicles with tags (no flats) are permitted to park on the property. Unauthorized, unregistered, and/or abandoned vehicles will be towed at the owner's expense. Vehicles may not be stored or sold on the property. Parking is at your own risk, the company is not responsible for vehicle damage, vandalism or theft.
Trash: Only bagged trash from the current tenant is permitted in the dumpster. No furniture, building materials, or mattresses in/or next to the dumpster. Placing unauthorized items in the dumpster is in violation of the lease agreement. Tenants may not leave bagged trash outside of their door. Tenants must take their trash to the dumpster.
